Boosting Your Home's Appeal: A Guide to the Features That Will Impress Property Buyers

If you plan on selling your home, you need to know what buyers seek. The demands and priorities of property buyers have shifted a lot in recent years, and if it has been some time since you have sold your home, you might need an update on the features buyers want to see in the property market.

A recent survey of property buyers detailing the improved features they are willing to pay extra for is insightful for anyone looking to sell their home soon. By taking on board what buyers desire, you can better evaluate your current home and work out if you provide buyers want they want to see. If not, consider upgrading your home before placing it up for sale.

What features are buyers willing to pay for?

The FirstPort survey indicates how much, on average, a property buyer is willing to pay for each feature:

Energy efficient lighting - £894

A renewable energy source - £2,038

A smart heating system - £1,236

Improved insulation for property walls - £1,633

A suitable EPC rating - £1,429

The provision of an EV charging point - £1,053

A newly installed boiler - £1,736

Newly fitted double or triple glazed windows and doors - £2,089

Christian Phipps, sustainability manager at FirstPort, said: “This research shows just how important sustainable living is and will continue to be going forward. Especially with the increased cost of energy, the interest we’ve had from customers for energy-efficient additions, such as solar panels, has skyrocketed.”

Make your home stand out for all the right reasons

As buyers are willing to pay more for these features, it is clear they are in demand. Homeowners looking to sell their homes should pay attention to what buyers desire in their new home. Investing in improved features not only makes a home stand out for the right reasons but could also be the factor that sees you sell your home for a higher price.

These improvements have a range of costs, so no matter your budget, there is likely an option to suit your needs. You must consider your home, your budget, and the most likely buyer before committing to a form of improvement.
