OUTSIDE
To the front of the property the garden is partly enclosed by hedging with lawn and borders. The large side and rear gardens are enclosed by hedging and fencing, being laid principally to lawned areas with borders and established trees and shrubs. There is a patio area immediately to the rear of the house and a brick outbuilding provides an OUTSIDE WC with frosted window to rear, and adjoining UTILITY ROOM 2.26m (7'5') x 1.50m (4'11') with plumbing for washing machine and a pedestal wash basin. This offers further potential for conversion into a SHOWER/BATHROOM, if desired. There is a large SECTIONAL STORAGE SHED 6.10m (20'0') x 2.41m (7'11') and two further TIMBER SHEDS.

AGENT'S NOTE: At the end of the garden is a further area of garden land, owned by Anglian Water and this together with the drive could, we understand from the vendor, be available by negotiation with Anglian Water directly. The property backs onto Anglian Water pumping station and abuts their new access drive.

The vendors have informed us that there has been planning permission obtained for a substantial 2-storey extension, resulting in the property having a Cloakroom, Lounge, Dining Room, Study, 4 Bedrooms - 3 En-Suite, Family Bathroom and a Triple Garage block - with further application for a Room above (awaiting decision). Plans are available to inspect on the Kings Lynn & West Norfolk Borough Council's website.

Plans show current and proposed layouts.

Features of particular note include St Edmundsbury Cathedral with its Millenium Tower, the famous Abbey Gardens with the original ruins and The Georgian Theatre Royal, which has recently been the subject of a restoration programme and The Apex, a live performance venue for concerts, comedy and dance, together with a contemporary art gallery. In addition, there are two cinemas, one of which is a multi-screen complex and a sports centre.

Bury St Edmunds and the surrounding villages boast excellent schools and further education is catered for at the West Suffolk College.

The town benefits from extremely good shopping facilities with a twice weekly market and a wide range of independent traders, national chains, five supermarkets and the arc shopping centre, opened in 2009. In addition, there are many pubs and restaurants which cater for a variety of tastes.

The A14 dual carriageway heading west from Bury St Edmunds provides easy access to Newmarket, Cambridge, the Midlands, Stansted Airport and London, via the M11. Stowmarket and Ipswich, both with direct rail links to London's Liverpool Street, the East Coast and the A12 are all readily accessed by heading east.
