In a bold move to address housing issues, a dormant block of flats in Bury St Edmunds is set for a dramatic transformation. M and D Developments have submitted plans to West Suffolk Council that could breathe new life into 139 Kings Road.
At Coakley & Theaker, we are always interested in housing news and developments impacting the local area, and community. As with most parts of the country, there is a need for new homes here, with demand outstripping supply. Of course, not all homes are suitable, which is why it is important that the plans offer value, as well as maintaining standards in the local area.
The existing three-storey building, constructed by Havebury Housing in 2008, has stood empty since 2021 due to unspecified "issues". Now, instead of costly repairs, developers are proposing a complete demolition and rebuild.
The new plans are ambitious and diverse. They include:
• Three one-bedroom apartments
• Three two-bedroom apartments
• Three three-bedroom houses
This mix caters to a variety of housing needs, from single occupants to families. This is important, because there is all manner of households looking for housing. The days of young families being the predominant buyer in a market place are gone, with downsizing as much of a driving factor for the buyer as is stepping onto the property ladder.
According to the planning document, the existing building has faced numerous problems with its services and construction. An in-depth analysis revealed that repairs would be uneconomical, making demolition and rebuilding the most viable option.
The planning document stated: “Since construction the building has had a number of issues with its services and construction and in-depth analysis has determined that the costs to complete the necessary repairs would not be economical. Based on the findings and cost of remedial works to make the building liveable, it has been decided to demolish and rebuild on its existing footprint with a new building.”
The new properties will all have street access, with garden spaces provided at the rear. This design aims to create a more integrated and community-friendly living space.
This development highlights a growing trend in the housing market:
· Local councils are open to innovative solutions for problematic properties.
· There's a shift towards diverse housing options within single developments.
· The quality and sustainability of buildings are becoming increasingly important.
For homeowners and potential buyers in the area, this could signal:
• Potential increase in local property values
• More housing options becoming available
• A renewed focus on quality construction in the area
